Before the shortlist, define the decision

A clear brief gives every property comparison a purpose.

Start with intended use

A home, a second base and a rental property ask different things of the same building. Write down what the property needs to do for you before comparing floor plans. Separate requirements from preferences: the space you need, how you will use it and when you expect it to be ready.

Compare the complete commitment

Ask for an itemised view of the purchase and the responsibilities that follow. The headline price is one part of the decision; fees, financing, service charges, maintenance and furnishing can also affect the commitment. Confirm which figures are estimates and which are documented for the selected property.

Keep the alternatives comparable

Use the same questions for each option: location, configuration, specification, payment timing, completion status and ongoing responsibilities. A shorter list with clear differences is more useful than a larger list built around attractive images.

Name the unanswered questions

Keep a record of what is confirmed, what is proposed and what still needs checking. In Dubai, the Land Department provides project-status and registration services. Abu Dhabi has its own regulatory services through ADREC. Checks should follow the emirate and the actual transaction.
