Ownership starts before the keys arrive

Prepare the practical decisions that turn a purchase into a property you can use.

Decide how you will use the property

Before handover, revisit the intended use. If you plan to occupy, consider the practical move-in requirements. If you intend to let, establish the services you need and ask what local permissions and building rules apply.

Prepare for the handover

Request the handover procedure, outstanding payment schedule, inspection arrangements and the documents you should receive. Ask how defects are recorded and followed up. Confirm the precise scope of any inspection or handover support you engage.

Agree the management brief

A management arrangement should say what is included, what requires your approval and how costs are reported. Discuss maintenance, tenant communication, reporting and responsibilities for payments. Ask for the service terms and fee schedule in writing.

Keep an ownership file

Retain the purchase documents, registration evidence, handover records, warranties and service agreements together. Good records make later conversations with a manager, lender or professional adviser more straightforward.
