The timing of a commitment deserves as much attention as the percentage.
Put every payment on a calendar
Ask for the current written payment schedule for the exact property. Identify the booking amount, subsequent instalments and any payment linked to construction or completion. Confirm what triggers each payment and whether dates can change under the contract.
Distinguish the plan from finance
A developer payment schedule and a mortgage offer are different arrangements. If finance forms part of your intended purchase, ask an appropriately authorised provider to assess the requirements, eligibility and timing before making commitments. Do not assume a future mortgage will be available.
Check the recipient and the record
Verify payment instructions through a reliable channel. Dubai Land Department explains the role of project escrow accounts for off-plan purchases and the provisional registration process. Requirements elsewhere should be checked with the relevant authority.
Ask about change before you commit
What happens if completion is delayed, your circumstances change or you want to sell before handover? Ask a qualified adviser to review the relevant contract provisions, fees and restrictions. A payment schedule alone does not answer those questions.
