The cost of ownership deserves the same attention as the property’s opening impression.
Ask what the figure describes
Before comparing an annual charge, identify its year, property use, calculation basis and whether it is approved, historic or an estimate. Dubai Land Department’s Service Charge Index allows enquiries about approved charges for jointly owned property. A number without its basis is difficult to compare and should not be treated as a settled future cost.
Compare like with like
Keep the same categories beside each shortlisted property: building services, any separate community obligations, utilities, maintenance responsibilities and optional services. Ask which items are inside the stated charge and which sit outside it. Do not assume that two similarly labelled figures cover the same services.
Connect cost to the intended use
For a home, ask how the services relate to daily life and the facilities you expect to use. For a property intended for leasing, identify which obligations remain with the owner and which depend on the tenancy arrangements. Obtain the relevant agreements rather than assuming that every cost can be passed on.
Inspect the operating reality
For an existing building, review the available management information alongside a visit to the shared spaces. For a future development, distinguish planned services and estimated costs from confirmed arrangements. The presence of a facility in a render does not settle how it will be managed or funded.
Use the answer in the shortlist
The purpose is not to identify the cheapest building. It is to understand the responsibilities attached to each choice. A property whose ongoing arrangements suit your use may be more coherent than one selected solely for its headline price or amenity list.
